ABOUT THE PROJECT

The planned coverage has been carefully designed to fully harness the maximum potential of the locality zone. It is surrounded by greenery and is located at the very edge of the construction area – on the east, north and west side there is a green zone and no construction is allowed. The buildings are positioned in a displaced line on a sloped terrain so that each building and each apartment would have an unobstructed view of the sea and the islands.

The buildings on the east line have an unobstructed view directed towards the southeast, where you can see the panorama of Pašman Channel, Vrgada and Murter archipelago over Biograd. The buildings on the west line have an unobstructed view directed towards the northwest where you can see the marvellous Pašman Channel with all of its islands over Turanj. Each building has a parcel characterised by a large and airy green area and traditional greenery.

One of the most important starting points in designing the apartments and the entire building as a whole is the light or the relationship between the indoor and outdoor area. By using tall windows which extend from the floor to the ceiling, an unobstructed view is provided, and by the opening of large windows toward the loggia, the interior space becomes exterior and vice versa. Slanted walls toward the loggias focus the view on the attractive zones in the landscape.

The ground floor is elevated so that the apartments on the ground floor would have the quality of the apartments on higher floors, i.e. ensured privacy. The staircase is placed in the centre and serves as a sort of buffer zone between the apartments, enabling the privacy of each apartment individually.

The common rooms of the apartments are positioned on the sunny, “open” side and, although they are zonally divided into kitchen, living room and dining room, they function as an integral area intended for gatherings and social activities. Rest rooms and sleeping rooms are located on the “more quite” and the ideal northeast side and are separated by their own private anterooms, allowing maximum privacy.

In terms of construction, the entire building is made of reinforced-concrete wall elements with ceiling RC monolithic plates. Thermal envelope is projected with natural-state-of-the-art materials of renowned manufacturers, ultimately making the building energy-efficient with the A+ energy class.

The entire exterior joinery on the building is made of elegant aluminium profiles with interrupted thermal bridge of renowned German manufacturer and triple ISO glasses, achieving a total Uw = 1.3(W/m²K). All openings are equipped with insect screens and shutters powered by an electric motor.

Most of the finishing materials and equipment are top quality and are ultimately subject to the buyer’s choice.
